The brownstone stoop is one of New York's signature architectural features — and one of the most expensive things on a townhouse to fix wrong. Most NYC stoops are made of one of four materials: original brownstone (a soft sandstone), limestone (much harder, common on Upper East Side townhouses), bluestone treads on brick or concrete risers, and 20th-century cast concrete with cementitious overlay. Each material fails differently and needs a different repair approach — chipped, spalled, cracked, settled or simply weathered. We work in all four and finish to match adjacent original masonry.


Landmark Preservation Commission (LPC) requirements apply across most NYC historic districts. We can supply the LPC certificate of no effect or certificate of appropriateness application package as part of the project — usually a 4-6 week intake before any work begins.
Many NYC stoops also fail at the relationship between stoop and sidewalk. Settlement, hidden vault voids and tree root pressure push or tip the stoop relative to the public walk. We diagnose and address the underlying cause, not just the visible damage — otherwise the same crack reappears two winters later.
