Vaults need NYC Department of Transportation vault permits and an annual reservation of public space fee. We don't issue the permits ourselves but our project managers have worked with NYC DOT's vault division for years and can guide your filing — or coordinate with the expediter and engineer your project requires. Most vault rebuilds also need an engineer's drawing under DOB approval.

If your cellar is wider than the building footprint at the lobby or storefront level, you almost certainly have a vault. Look at the sidewalk for cast iron covers, glass block diffusers or trap doors — those are vault access points.

The space under the sidewalk is public space leased back to the property owner. You owe an annual reservation fee to DOT and are responsible for structural maintenance and any injury liability inside the vault footprint.
