Stabilizing & Rebuilding Sunken New York City Sidewalks

A sidewalk sinkhole almost never starts at the surface. By the time you see the slab dipping, the void underneath is usually several cubic feet of missing soil. NYC Sidewalk Pros pairs ground-penetrating radar with engineered base replacement and reinforced slabs to fix sinkholes at the cause — not just the symptom.

Most New York City sidewalk sinkholes are caused by failing storm drain pipes, leaking utility services or eroding clay subgrades. The pipe or void below the sidewalk has to be diagnosed first; pouring new concrete over an active void only delays the next collapse. We work with NYC DEP and private utility locators to identify the underlying cause before any demo begins.

  • Ground-penetrating radar void mapping
  • Coordination with NYC DEP for utility verification
  • Engineered crushed stone (NYC DOT-grade RCA) base replacement
  • Polyurethane foam injection (small voids, less than 6" deep)
  • Reinforced 5,000 PSI slab with #4 rebar on 12" centers
  • Drainage redesign when erosion was the cause

Small surface dips (under 1/2") can sometimes be lifted with polyurethane foam injection — a fast, non-destructive process that fills the void from underneath without removing the slab. Foreman discretion determines whether foam will hold or whether full slab replacement is required. We always recommend the cheaper, less disruptive option first.

Larger sinkholes get a full rebuild. We demo the slab, dig down to undisturbed soil, install a geotextile fabric for separation, then place engineered crushed stone (NYC DOT-grade RCA) in 4" lifts compacted to 95% Standard Proctor. The new slab uses 5,000 PSI mix with #4 rebar on 12" centers — specifications you'd expect on a load-bearing structural slab, not a residential sidewalk.

For voids under 6" deep and dips under 1/2", polyurethane foam is fast, cheap and effective. For anything bigger, full demo + engineered base is the right answer. Our foreman makes the call based on the GPR scan.

Sinkhole coverage is a separate endorsement in New York and varies widely by carrier. Damage caused by a failing utility line may be covered under sudden & accidental water damage. We document everything for your adjuster.

If the cause is a failing storm drain or sewer service line, yes — the void can migrate. That's why we always diagnose the cause before pouring new concrete. We've referred several customers to plumbers when a service line was leaking.

Foam injection finishes in a few hours. Full demo + engineered base + new slab usually takes 1–2 days for residential and 2–3 days for larger commercial sinkholes.
